Before you start your home search:
There are some basics you need to know. Understanding the whole process before you get started will make you feel comfortable when you find the home of your dreams and are ready to make an offer.

1) Understanding the loan process is important.

a) Get pre-approved. This takes very little time, lets you know what price range fits your lifestyle, and ultimately saves you time.   You can do this through a lender you already have a relationship with or we can recommend one to you.

2) Know the buying process.

a) Know what's most important to you.

• Location -view, waterfront, close to school, work, or shopping
• Size -of the house, the yard, kitchen, bedrooms, bathrooms, etc.
• Age -new, newer, or old world charm
• Style -1 level, split level, 2 story... etc.
• Amenities -gourmet kitchen, den, rec room, pantry...etc.

Most likely it's a combination of some or all of these. When you rank these factors according to importance you'll keep focused when you're looking at homes, you'll know when you see the right home, and you'll be able to make a sound decision without worry or regret (ie. buyer's remorse).

3) Keep your debt load to a minimum.
Don't make major purchases or incur any additional debt until after you buy a home. Don't apply for new credit cards. Remember, financial institutions evaluate your financial situation on your gross monthly income. Your total monthly house costs should not exceed 28 percent of your gross monthly income.

4) Be prepared to view new properties quickly. Sometimes homes sell quickly, so be ready to make fast decisions. Be accessible for possible counter-offers.

5) Have immediate access to your agent. Instant communication can mean the difference in getting or losing the home of your choice.
